The construction of new metro lines, the fact that Portugal is one of the main destinations chosen by immigrants for their retirement or family relocation due to its safety and high-quality schools and universities. All of this turned long-term rental into a great opportunity.


Cascais, the Riviera of Portugal, located just 30 minutes from Lisbon is ideal for those who don't want to live in a big city, but still close to the capital. Its luxurious palaces and developments attract foreigners in search of a high quality of life, making it also a great area to invest in long-term rentals.


It was based on this perspective that our company decided to expand its property and rental management services. We currently operate in Lisbon, Cascais, Tavira, Olhão, and Leiria.


We manage two types of lease contracts:

Long-termleasing contracts over 12 months: These are easier to rent compared to the short-term. But in this case the law protects the tenants. Even in a one-year contract, they can stay there for up to three years. The landlord cannot increase the rent as he wishes, but only accordingly with an annually law. Naturally, ensuring a more stable income. The utilities can either remain in the landlord’s name or be transferred to the tenants´ name.


Short-termleasing contracts over 1 month up to 8 months: The term of the contracts is determined, allowing landlords flexibility in setting the price they charge monthly for each leasing contract. Properties must be furnished with Wi-Fi and utilities will be in the landlord’s name; either included in the monthly price or billed to the tenant monthly.
